Miami, FL – COVID-19 had a profound impact on the economy of almost all countries and also on our daily habits. Now that a good portion of the population has been forced to remain confined for a long period of time, the homes and spaces we live in are being reevaluated. This has a significant impact on the real estate industry. In response to the Covid-19 pandemic and the new behavior of residents, many of the world’s biggest developers are rapidly rethinking their visions for the future of new residential environments.

During the pandemic, households were forced to incorporate outside habits. Every home needed to improvise a home-office (if it didn’t have one already), a school (home-schooling) and even a mini-gym. Our kitchen has never been more in demand. We will all be better cooks after the pandemic. 

A lot of this new routine imposed by the quarantine has come to stay and developers are aware of that. Developers need to rethink hygiene and sanitation and how common areas will be shared.

In this new context, houses are beginning to gain greater appeal, compared to apartments. “We are seeing a greater demand for houses with a backyard, pool and barbecue areas,” said Heloisa Arazi, owner of AMG Realty, in Florida.

And where else could this new Real Estate lab be happening? In Florida! Florida developers have always shown themselves to be pioneers in innovative real estate creations. An example is the famous car elevator in the luxurious Porsche Design Tower condominium in Sunny Isles Beach. The elevator allows the owner to park the car inside the unit. This luxury item turned out to be of great use in these pandemic times, as it prevents people from exposing themselves in crowded elevators. Could you think of a better example of social distancing?

Another city that is gaining prominence in Florida for its large houses within gated communities, is Orlando. Orlando home prices are extremely attractive, especially compared to Miami.

“Single Family Homes and Townhomes in Orlando are considerably spacious, with several rooms, a private pool, within gated communities full of amenities. And Orlando homes for sale median prices are extremely attractive now”, said Heloisa.

Definitely COVID-19 has come to change our routine and values. New habits will be incorporated into society and will dictate trends in different segments. The Real Estate market will not be left out.
