Montana 1031 Exchange Firm 1031 Property Exchange Marks Seventh Anniversary

Montana 1031 exchange company 1031 Property Exchange in Bozeman is marking it’s seventh anniversary in September of 2019.

“Our company has been serving the needs of Montana 1031 exchange clients for seven years under this name from our offices in Bozeman”, says Rusty Squire, the President of 1031 Property Exchange. He adds, “During the decade between 2000 and 2008 we also served the area with a company known as Big Sky Property Exchange which was later sold to Nevada Security Bank”.

THE LEVELS OF TAXATION ON INVESTMENT REAL ESTATE

“A lot of people are not aware that there are four very distinct levels of taxation on investment real estate”, says Squire. He adds, “Federal capital gains are 15% to 20%, then each State has its own capital gains, the Affordable Care Act tax is 3.8% and then you have depreciation recapture which amount to 25% of all depreciation taken over the life of the owner”.

“One caveat however with the Affordable Care Act tax”, says Squire. He adds, “Unless you’re a couple with an adjusted gross income over $250,000 or a single individual with an AGI of over $200,000 then you won’t have to pay it and this exempts about 95% of all taxpayers.”

“In a lot of cases you can be looking at taxes of upwards of 25% on each dollar of gain and in high tax States like California it is closer to 40%”, says Squire. He adds, “I cringe when I hear accountants that advise their clients to just pay the tax when they’ve held a property for decades, it makes no sense when it comes to wealth building.”
